Come visit our cozy country home nestled in the Texas Hill Country overlooking the beautiful Colorado River. A perfect getaway for couples, families, or business travelers to relax in solitude and privacy. The 3,200 square foot has three guest rooms. Each of the rooms (The Cedar Park, the Colorado, and the Oak Hill room) have their own distinct flavor.

Amenities

The country setting of Guest House affords guests the opportunity to sit among the beautiful oaks and watch for wildlife, stroll quietcountry roads. Relaxing on the private sundeck, picnic or barbecue areas in a setting of natural beauty helps soothe the stress of everyday routines.

Wake up in a relaxed atmosphere, where there are no schedules or group breakfasts. Just wander into the shared kitchen, which includes a stocked refrigerator and cupboards, to find fresh fruits, homemade baked goods, Pamela's homemade jam, an assortment of hot and cold cereals, specialty teas and coffees and other goodies. Or, if you prefer, eggs and sausage are available to prepare when and how you like.

Enjoy your own private kitchen

EVERYTHING is brand new and decorated "country style." The house, which is a perfect place for romantic getaways, family vacations or business travel, can also be reserved as a short-term residence for corporate stays or interim housing for 30 days.

The guesthouse offers such conveniences as a private phone/answering machine, fireplace, cable TV, VCR, video library, games for the kids. Fax/copier and Red Cross trained live-in babysitter also available. A small convenience and souvenir shoppe located on premises is also available for guests.

Colorado Springs is home to many attractions: City of Austin, The highland lakes (Buchanan, Inks, LBJ, Travis, and Austin) offer a wide variety of water sports. Coupons and brochures for the attractions, which are mostly within a 30-minute drive, are available at the Guest House.

	Check-in is at 3:30 p.m. unless the rooms are ready earlier. Please check in at the main front entrance.	A perfect place for romantic getaways, family vacations or business travel
	Check-out is by 11:30 a.m.
	No pets are permitted unless they are small caged animals
	The Guesthouse is a non-smoking home

GRAND OPENING DISCOUNTED RATES
	Rates are $89/night based on double occupancy
	Additional adults are $15/night; additional children under the age of 12 are $12/night in the Studio Room
	The home can be booked as a short-term residence for 30 days

Policies

Reservation Policy
	An advanced deposit equal to 50% of the total stay is required within five working days of making the reservation.
	A two-day minimum stay is required on most weekends.
	Visa, Mastercard and American Express accepted.
	Please check your written confirmation for accuracy of reserved dates.

Cancellation Policy
	Any changes or cancellations with 14 days of the scheduled arrival date will receive a full refund if the room is re-booked for the reserved dates.
	If the room cannot be re-booked, the full amount of the deposit will be forfeited (forfeited deposit may be applied to a future booking).
	There is a $15 cancellation/rescheduling fee.

Directions

From Interstate 35:

Take the Slaughter Lane exit (south side of Austin). Travel East on Slaughter for approximately 10 miles. Turn left onto MoPac (Loop 1), at the forth light. Go to the first street on the right, that is Victory Drive. The forth street on the right is the Guesthouse, 1234 Victory Lane. We are distinguishable by the old wood swing on the porch.
